xchange1031 is a workflow and record-keeping tool for administering IRC §1031 like-kind exchanges. It tracks your deadlines, holds records of your properties and money movement, and surfaces things worth a second look - it does not decide whether your specific transaction qualifies for like-kind treatment. That determination always requires a qualified CPA or tax attorney.
Deadlines shown here (45 days to identify a replacement property, 180 days to close) are calculated from your sale's closing date under the standard rules for a Delayed exchange. Reverse and Improvement exchanges run on a different clock this tool does not model - if that applies to you, confirm your actual deadlines with your exchange coordinator.
Every dollar figure marked as an estimate - gain and related calculations - is exactly that: a simplified estimate for planning purposes, not a filing figure. It does not account for closing costs, depreciation recapture, or state tax conformity. Your CPA or tax attorney determines the real numbers.
Money movement in your exchange is protected by dual control: no transfer out of your escrow account happens without two separate, authorized people approving it. If you've chosen to request transfers yourself, your request still goes through that same two-person approval before anything moves - submitting a request never moves money on its own.
